TIPS FOR THE HOMEOWNER
-
Get
references! Even a broken clock is right two times a day so
there should be many references - hopefully with a lengthy track
record for each.
-
Allow ample
time for the project to develop. It is in neither party’s best
interest to rush into any significant job without proper
planning.
-
When
applicable, UPSI can get the necessary permits. (Nothing is worse
than a township official delaying or stopping your project).
-
Have an
insurance certificate sent to you by the contractor’s agent,
naming you to the policy as certificate holder.
-
Be sure to
discuss the contractor’s policy with his or her workers. Some of
these issues may be smoking, breaks, starting and stopping time,
lavatory usage and access. (UPSI has an employee handbook
guiding and holding everyone to a high standard.
-
For
complicated projects, for example, load-bearing structures, you
should commission a complete set of plans. A complete
set of plans should include elevations and mechanical drawings.
The professional you hire should spend significant time
investigating and probing the intended structure. Many people
get the simplest, most inexpensive drawings to satisfy the
township requirement. Incomplete plans may save you expensive
planning costs but, understand that the money you save by NOT
having complete plans may be spent many times over later in the
project due to unforeseen issues.
-
A deposit is
typically required for any project. Depending on materials and
scheduling, a contractor may ask for 1/3
